Poly Canyon Village,
California Polytechnic State University, San Luis Obispo

Encompassing approximately 30 acres, the Poly Canyon Village provides over 2,650 beds in an apartment-style student community.  Nine residential buildings and two parking structures were constructed, along with additional agricultural buildings, roads, retaining walls, and other appurtenant improvements.  The residential buildings are five-story, Type II construction, with retail space on the first floor of three of the buildings.  The parking structures are five and six stories of cast-in-place post-tensioned concrete construction, with approximately 950 parking spaces each.  The project was constructed in two phases.  Construction began in 2005 and was completed in 2009. 
Construction monitoring, testing, and inspection services provided by Earth Systems Pacific included:
  • grading observation
  • field density testing of soil
  • foundation excavation observation
  • testing and observation of asphalt concrete pavement
  • concrete sampling and testing
  • sampling and testing of reinforcing steel
  • torque testing
  • proof load/pull testing
  • special inspection of reinforced and post-tension concrete
  • masonry sampling and testing
  • special inspection of masonry construction
  • special inspection of shop and field welding, and
  • special inspection of high strength bolting and shear studs. 
Concrete mix designs and review of contractor submittals were provided by our registered professional engineers. 
 
In February 2009, the American Society of Civil Engineers (ASCE) presented awards for the 2009 Outstanding Civil Engineering Project Awards for the State of California.  The California Polytechnic State University in San Luis Obispo was awarded Outstanding Sustainable Technology Project of the Year for the Poly Canyon Village.  The design-build team established a goal of achieving LEED® (Leadership in Energy & Environmental Design) -NC Gold certification for the project.  Poly Canyon Village is the first LEED® certified project on the Cal Poly campus and the largest in the California State University system.
Poly Canyon Village’s sustainable features include the following:
  • natural ventilation in the residential units to reduce energy use
  • radiant heating panels for the cooler months
  • drought tolerant native plants to significantly reduce water use
  • covered bicycle storage for over 25% of the village occupants to promote alternative modes of transportation
  • bus stop near the Village Center
  • open space equal to twice the size of the project's building footprint
  • covered parking for 78% of the total parking.
